Here are the completed pics of the final rehab for Rental Property #2. I was in a rush that day, and forgot to take pictures of the upstairs bedrooms. The finishing touches were completed in mid-April, and I was able to rent out the place prior to May 01. May marks the first month where I am officially collecting rent 🙂

Very nice finishes and SS appliances to boot! What kind of wood did you use on the stairs – I really like the grain. Is that an engineered product?

Thanks! The SS appliances look pretty nice, but they are actually quite “low-end”. They were last year’s model and heavily discounted. I snatched up the pair for under $800.
In regards to the wood on the stairs, I’m actually not quite sure. I didn’t select this and let the contractor decide. It does feel like an engineered/laminate product, not real wood.

Thanks! They sure do help enhance the look of the kitchen. SS is kind of overdone these days, but this packaged deal didn’t cost much more than standard appliances, so I had to pull the trigger.

Fighter, the pictures are nice and the property looks very beautiful. I would almost rent it for myself! Or maybe buy it. Good job. So what’s your next step? Recovering your dividend portfolio or saving cash for the next property? If you continue this path you will become filthy rich (who doesn’t pay his fair share and needs to be punished by higher taxes!!! Who cares you had to work hard for this!?)

Thanks! I’m glad you like how it turned out. Next step, let’s see… probably start doing research for Rental Property #3. Gotta strike before the inventory drys up! I also feel like I need to capitalize on leveraging since I won’t be qualified for loans after I retire. I figure I can always re-invest funds into stocks later. But if I miss the real estate window now, I may not get another chance later.

I was wondering are you now just going to buy realestate? I started to invest in dividend stocks around 2009. I am now thinking about buying realestate instead I live in san Bruno ca so if I buy I would buy in the east bay or out of state.

Glad to see another investor from NorCal! As you’re well aware, real estate prices are insane here and no longer make any sense from a cash-flow perspective. I’m looking into out-of-state deals as we speak! The East Bay is a good area to invest in as well. I know there are good deals out there, but I’m going to try my luck outside of CA for now.
I still really like stocks and will buy more on dips. The stock market is just so pricey right now, so I’m keeping most of my funds on the sidelines. My immediate short-term strategy, though, is to acquire some more rental properties. This is primarily due to my need to maximize my loans while I still qualify and have a W-2.
